AGREEMENT FORMAT FOR 2 PURCHASER

SALE  AGREEMENT

This  Sale Agreement is made at Karachi on ___________ Day of __________________.

BETWEEN

          Mr. _______________________     /o _______________________, Muslim, Adult, holding N.I.C  No.________________________ resident of House No.____________ ____________________________________________________________________

Hereinafter referred to as the VENDOR or Party of the FIRST PARTY.

AND

1. ______________________________ /o _________________________________ ,Muslim, Adult, holding N.I.C  No.________________________________ resident of House No._____________________________________________________________

2. ______________________________ /o _________________________________ ,Muslim, Adult, holding N.I.C  No.________________________________ resident of House No._____________________________________________________________ Hereinafter referred to as the VENDEES or Party of the OTHER PARTY.

The terms  VENDOR  and  VENDEES  shall  mean  and  include  their  legal  heirs  ,  executors successors-in-interest and assign’s.

SAID PROPERTY:

The VENDOR IS: absolute owner of the property and possessed of and is otherwise well      and sufficiently entitled  to sell property Plot bearing No.________________________ measuring _____________________ Sq. Yards situated at ________________________ ____________________________________________________Karachi  property hereinafter referred to as the “SAID PROPERTY”.

AND WHERE AS THE VENDOR has agreed to sell and VENDEES has agreed to purchase the said property on total consideration of Rs.___________________________/- (Rupees _______________________________________________________________________) on the terms and conditions hereinafter appearing:-

NOW THIS AGREEMENT WITNTSSETH AS UNDER:-

1. The VENDOR has received amount of Rs.__________________/-(Rupees ____________________________________________________________) against the said property as full and final payment from the VENDEES.
2. Receipt where of the said VENDOR do hereby fully admit and acknowledge and passed a separate receipt as well.
3. That the VENDOR has delivered peaceful and vacant possession of the said property is where is basis to the VENDEES along with all the relevant Original Documents, Right, Titles , and interest and the VENDEES.
4. That the VENDOR assures the VENDEES that the property is free from all sorts of liens, charges, encumbrances or WHATEVER NATURE.
5. That the VENDOR hereby undertakes to indemnify the VENDEES against all losses or damages, if any caused to any defect in the title documents of the said property.
6. That the VENDOR undertakes to sign all the documents wherever needed and shall appear before the authorities concerned now or at any time in future if required in connection with the transfer of the said property in the name of the VENDEES and the VENDEES shall bear Transfer fee/Stamp Duty /Registration Documents charges for the same.
7. That the VENDOR assures the VENDEES that he has not Sold /Gift/given this property or enter into an agreement to dispose off the above said property to anybody else prior to this transaction with the VENDEES above named.

IN WITNESSES WHERE OF both parities here to have set and subscribe their respective hands to this SALE AGREEMENT at Karachi on the day, month, and year mentioned above.

RECEIPT FULL AND FINAL

Mr _____________________________  /o _____________________________ Muslim, Adult , holding National Identity Card  No.______________________________ as full and final payment as per terms and conditions of Sale Agreement dated ___________

There is nothing balance against the said property toward the VENDEES.
